Can I Get Insurance for My Tiny House?

Tiny House built on a flatbed trailer

It’s not hard to get Tiny House insurance! Most caravan insurance providers will insure a Tiny House as a caravan because it’s built on a trailer and will be towed on Australian roads. Unfortunately we can’t get insurance totally organized for you because insurance companies require you to apply personally. But as registered builders we can help you arrange an insurance policy through our broker and provide the required documents and VIN number.

We recommend that you work together with an insurance broker. They’ll be able to find you the best deals based on your location, parking conditions and any other influencing factors. Insurance policies tend to be more expensive if you park on someone else’s land and more affordable if you’re the land owner.

We’ll help you have your insurance in place by delivery day for everyone’s peace of mind.

Building codes and regulations

Tiny house designs that qualify for insurance need to adhere to building codes and regulations. It pays to be aware of these if you decide to build your self or purchase from an unregistered Tiny House builder. If you’re buying Tiny Home plans for your self-build, make sure they come with engineer certification so you can share them with your local council if you need to and they could help you get insurance later on.

Types of Insurance

Some motorhome and caravan insurers will offer insurance for Tiny Houses on wheels (THOWs). These policies are designed for mobile homes with full time occupancy.

Policies for Renting out your Tiny House

If you plan to rent out your Tiny House and list it on sites such as Airbnb you may want an insurance policy that covers accidents and damage. Let the broker know your plans and they’ll do the leg work for you.

Policies cover your home while it’s parked and while it’s on the road. They often cover collision, content protection and liability coverage of the house and the contents. However, there may be limitations to these policies so talk to your broker.

What will insurance cover?

Tiny House insurance is not always legally required. However, the tow vehicle will be required to have a standard auto policy to include the Tiny House trailer. The actual house falls into a grey zone which is being increasingly clarified by finance lenders and insurance companies as the Tiny House movement grows.

Liability insurance on your Tiny Home may be required, depending upon which state you live in and if your Tiny House is rented out or owner occupied. Motorhomes are often required to have liability insurance because they’re large passenger vehicles. Accidents could happen, especially given Australian wind and rain storms, so it’s best to be covered.

All Aussie Tiny Houses are fully lockable and secure. But there’s the rare risk someone might steal your house if it’s parked vulnerably and not connected to a deck. Insurance can secure your Tiny House for theft as well as potential damage.

Tiny Houses are not meant for moving about as much as caravans, so damage from moving is unlikely. When you park on level ground and stable footings your well built Aussie Tiny House will last the test of time.

Tiny house on wheels insurance will often cover for:

  • Accidental own damage.
  • Damage to contents.
  • Extreme weather conditions.
  • Third-party liability claims.
  • Payment for medical expenses.
  • Personal property.

Where and how to get insurance for a Tiny House?
