When you’ve decided to downsize your house to enjoy the benefits of a clutter-free life and financial freedom, you want a new home that’s going to work best for you. Planning for creative space is the key!

Think about what rooms you currently use most in your home. You’ll probably come up with the kitchen, living room, bedroom and bathroom. Making the decision to get a Tiny House and do away with the spare room seems like a sensible choice. Why maintain and pay for unused space? 

There’s immense satisfaction in being able to clean, maintain, heat and cool a Tiny House space efficiently. It’s part of the freedom lifestyle and it all comes down to size. 

There are definitely some pros and cons to the different sizes that are out there and here are some important features and facts to consider when figuring out your lifestyle needs and a home to fit:

Family Size vs Tiny House Size

It may seem obvious, but if you have kids they are going to need their own sleeping space. As you will see below, loft bedrooms designs are available and most families transitioning to tiny living chooses a loft bedroom design.

Loft Bedrooms vs Ground Level Bedrooms

Our Tiny House models with loft bedrooms can accommodate 1-2 singles, a double and a queen sized mattress comfortably. Loft ceilings mean you can’t stand up in the room, yet a sky light and the windows add a sense of space and a view you’ll love to wake up to.

A double loft can be used for storage, the kids bedroom or guest room. A couch that doubles as a guest bed is a popular way to accommodate family and friends visiting for a few days and can even be the main sleeping area if you prefer a ground level bedroom.

Ground level bedrooms are best when stairs are not ideal. You’ll regain the storage space we usually design into the stair drawers, with a downstairs wardrobe. 

Belongings vs Tiny House Size

Deciding what to take with you into your lifestyle is important so it fits. Being organised and creative is simpler with less clutter. 

In any case, you will want to make sure your tiny home is big enough for you and your stuff.

When planning on size for your tiny house, make a list of some of the large items you will want and add them to a drawing at scale. This can really help in deciding the length of your tiny home.

Storage vs Tiny House Size 

Smaller Spaces are easier to customize, but it does come with its fair share of challenges.

When going tiny you will want plenty of open room to move around in so you feel you can breathe. And that’s why all our standard designs are built with clever storage in mind.

Be realistic when deciding on how you want to live in terms of possessions as this will have a direct impact on how much storage you will need, as this will consequently impact on the size you need for your tiny home.

Our Tiny Houses are sized from 6.0m to 8.4m in length and range from $61,900 to $93,900 according to size and configuration.

Regulations and Transportation vs Tiny House Size

The reason tiny homes are built on trailers is that the moment it’s on a trailer or on wheels, it’s no longer a building, it’s not a permanent structure – therefore building codes and permits don’t apply.

The weight restrictions are the number one thing you need to keep in mind before you start planning your tiny home as to legally tow a Tiny House on Australian roads, you need to keep it under 4.5 tonnes. 

Aussie Tiny Houses are built on registered trailers and designed for full time living. Although fully transportable, most Tiny House owners in Australia are living permanently on land or considering moving after a period of 3+ years.

Australian regulations list the maximum size of 12.5m x 2.5m.  The larger the house, the more weight to transport.  We use an experienced towing company to deliver your Tiny House yet a large 4wd could tow a 6.0m Tiny House if you did want to move about in your home. 

The legal height limit for Australian roads is 4.3m and all our homes are built to within this range with various roof  shapes.

Remember, the bigger you go in terms of your tiny house size, the bigger and heavier the trailer will be, and less weight you’ve got in plans left to build a house under 4.5 tonne.

Keep in mind that a deck on one or two sides of your Tiny House is extra space and a design feature you’ll appreciate.
